Challenge
On this development, the project team faced a number of unique engineering challenges. Firstly, the initial concern was the extremely hard rock in the region that was considered uneconomical and difficult to remove using traditional methods.
Unusually, there were also substantial soft spots in bogland on the site. While other issues included managing the proximity to existing sewer works, and the realignment of a main road onto a narrow busy road that had to be kept open.
Work
With a project team experienced across key disciplines including civil engineering and construction, we had the capacity to offer solutions that were in line with both budget and site constraints. In specific terms, the hard rock was processed, and to further help reduce costs, 20,000 tons of aggregate were produced onsite.
Throughout the project, we worked closely with all stakeholders to ensure costs were controlled. We also took great care to develop a programme of works and deploy staff in a way that kept overheads to a minimum while ensuring a smooth handover of finished houses.
Focus on cost reduction
Our expertise in specific areas ensured our team could take on several functions that would normally be handled by client or their architect. From setting out sewer and water connections to meeting Irish Water requirements, we were able to remove significant headaches for our client.
By completing optimum redesign on many areas from rafts, storm & foul water to drainage and attenuation systems, overall costs were also reduced. On behalf of our client, we completed all Quality Assurance requirements for BCAR, Declaration of Performances documentation, and more, ensuring all compliance elements were looked after.
